The problem

Most Office Fit-outs Involve Too Many Contractors And Not Enough Accountability.

The typical commercial fit-out means a facilities manager or operations lead coordinating several different firms; one for partitions, one for M&E, one for flooring, another for furniture each with their own programme, their own priorities, and their own reasons why someone else caused the delay.

 

On a fixed move-in deadline, with a board watching the budget, that is a serious risk. And it is usually the person who appointed the contractor who carries it.

 Laboratory Fit-Out 

Controlled, compliant environments for labs, cleanrooms, and science and technology parks. We understand the technical requirements, the procurement routes, and what regulated work demands. 

Office Furniture Supply 

Specify and supply commercial furniture from our network of trusted partner brands including Bisley, Boss Design, Orangebox, Senator, and Allermuir as part of a fit-out or as a standalone supply contract. 

Office Maintenance Contracts 

Once we have fitted your space, we can maintain it. One firm, ongoing, with no induction required every time something needs attention.

Most commercial interior contractors coordinate a chain of subcontractors. We're different: we employ and self-deliver the trades at the heart of a fit-out; design, plumbing, heating, joinery, ceilings, flooring, and furniture, and use a small circle of specialist partners we've worked with for years for air conditioning and electrical.


Either way, one Cube21 project manager stays on site and accountable, so when a board is watching the programme every week, there's always one person who can walk onto site and fix the problem directly.


Our team covers design, 3D modelling, electrical, air conditioning, plumbing, heating, ceilings, flooring and furniture installation. Everything that a full office or laboratory fit-out requires is done by Cube21 people.

How a Cube21 fit-out works

 From first conversation to handover, here is how we run a project.

Consultation & Brief

We start with a site visit and a straight conversation about what you need, your deadline, and your budget. You will leave with a clear picture of the scope not a vague estimate.

Design and 3D modelling 

Our designers produce detailed 2D plans, 3D visuals, and animated walkthroughs. You see exactly how the finished space will look and feel before anything is ordered or installed. Approvals happen here, not on site.

Project management

One project manager holds the programme from start to finish. They coordinate the full scope, communicate progress weekly, and flag issues before they affect your deadline.

Build and fit-out

Our own trades deliver the core of the build; plumbing, heating, partitions, ceilings, and flooring with trusted specialist partners for air conditioning and electrical. One project manager coordinates all of it.

Furniture and completion

We supply and install commercial furniture from our partner brands to complete the space. If you need furniture only, we can deliver that as a standalone contract.

Handover and maintenance

We hand over a finished, working space. We then offer ongoing maintenance contracts to keep it in the condition we left it, the same team, the same standards.
